Owners Corporation Update

With the Managers providing a regular newsletter to owners, this page has been neglected for the past few years, however, the committee would like to re-activate it as a means of keeping all informed of what is happening around the estate.
We currently have a very active committee with diversified experience and an overall passion for making Silverwoods Estate the best it can be. Hopefully you will have all noticed significant changes to the appearance of the front entry and roundabouts in Silverwoods Blvd as one example of the work undertaken by the committee on your behalf.
With the change in our Garden Maintenance Contract in 2023, there has been and still continues to be, a settling in period. The current contractor is doing a great job, responding to requests and generally taking on board any advice and requests from the Committee.
Just a couple of weeks ago, representatives of the committee met with Mick, our contractor and did a drive around the estate to look at areas that are of concern, or where there has not been work done that needs addressing. This time was well spent and we believe that we have addressed some important shortfalls in the scope of works, which will be addressed in coming weeks.
The front entry has almost been completed now, with trees now planted. There will be some boulders put onto the grassed areas to deter trucks from cutting corners and damaging the grass. I think we would all agree, that the change has been amazing and we now have an entry that is more attuned to the local environment, easier to maintain and safer for entry and exit. The Silverwoods signs have been returned to their original location on the wall. They were shifted up the wall due to them being hidden behind the hedge that grew too tall and was problematic from a pest perspective and causing concern for safe access to the roundabout.
We have just issued a work order for update of the 10 year maintenance plan, to include the new sections of the estate. This will be important for budget purposes.
The Developer has significantly completed the work along the lake front from the Sebel to the East toward Hogans Road. Lots more lawn to mow once it is handed over, but it will be great to have it all done.
Over the past 12 months, we have removed some of the asphalt paths in parks and pocket parks and will continue to do so. The asphalt has always been problematic and created trip hazards in many spots. The plan is to rationalise the paths, so that we replace the necessary bits with concrete and remove the bits that are not really serving any useful purpose. The work will be ongoing over the next couple of years, with the next area to be done, being Phillip Hyland Park.
Trees have been and will continue to be, a major issue in the streetscape. There are many trees in the Western section that are huge and causing issues. You are reminded that the trees belong to Council so, they cannot simply be cut down. There is a process in place, whereby any resident that wishes to remove a tree from the nature strip, can apply to the OC for permission to do so. The OC will consider and, if approved, advice approval and the species of mature tree to be planted in its place. Removal of any tree from the nature strip without approval is an offence by law and will be dealt with accordingly.
The estate looks a picture at the moment. The golf course looks amazing and it is fantastic to see lots of people out and about walking and enjoying the environment.
